A site of a former rock quarry became available to a builder who wanted to create a neighborhood where all of the homes were waterfront. The client wished to maximize the number of lots around the perimeter and the number of rooms in the homes that would have views of the water. A zero lot line approach where the garage projected forward as a side load element let the homes get as narrow as possible. Creative room and window placement for each floor plan allowed borrowed views to the lake front for rooms that were not on the rear wall of the homes.
Lakefront living involves the concept of merging indoor and outdoor spaces with a mix of covered and open deck areas from the main floors of the homes. Diagonal side walls allow the zero lot line side of the homes to borrow views and light to the lakefront while blank walls on adjacent homes provide the needed privacy for the borrowed outdoor side yard space. Long range views from the front entry were important and interior walls perpendicular to the view sightlines were removed when possible.
Nautical themed shingle and cottage style architecture add to the lakeside lifestyle of the community. By utilizing a zero lot line side yard, privacy between units is maintained while expanding the main level outdoor living space oriented to the lake.
