Legacy Towns and Flats is a rental community within a suburban TND (Traditional Neighborhood Development) neighborhood. The community is developed in a series of walkable blocks where the owner wanted the buildings to feel like they were built over time by group of builders. (Clarify; did Hart want them to look like they were done by different builders? Or one builder group?) The front streets have tree lined streets with guest parking and the buildings all have front doors facing the street. Parking is relegated to mid blocks and all buildings have available drive under private garages facing these rear parking lots. The amenity areas are broken into two locations: the first on main street houses the leasing, fitness and clubroom spaces adding to the mixed use street character. The second space features a swimming pool which overlooks a city wellfield nature preserve and trail network where the residence can go to swim, sunbathe, and enjoy the trail amenity.
From the mixed use main street, a boulevard street leads to the pool amenity area overlooking the well field preserve. A single loaded street follows the edge of the preserve and three internal streets radiate back into the site from the preservation edge to create long range views from deep within the site toward the open space. Pocket parks are added in the center of the site to provide gathering space and to create unique outdoor rooms along the streets.
The boulevard street provides an interesting space for units to overlook. A variety of building architectural styles frame the street and create visual enclosure to slow down traffic in this private neighborhood.
Pocket parks and diagonal streets provide neighborhood gathering spaces and long range views to the regional park and open space beyond.
Varied building setbacks are used to create a crescent shaped green along the streetscape and provide a unique memory point within the community.
Rental townhomes overlook the regional nature preserve. Each unit has a front porch to the street, an alley loaded attached garage, and a private rear patio opening to a small lawn area.
Private rear load garages, porches and lawn areas add to the single family feel of the attached townhome units.
